How to Prep the Exterior of the Sale Home for Your Melbourne Outdoor Photographer

Taking a good real estate photo can make or break a sale. Often, a potential home buyer will turn to the internet to find the house of his or her dreams. Online ads feature a lot of important things, such as a description of the home, its measurements, how many bedrooms and bathrooms, and of course, photos. If the photos of the home are subpar, this could turn a potential home buyer away.

Before focusing on the inside of the home, it is important to know that many home buyers focus heavily on the home’s curb appeal. Is the house attractive on the outside? What is the first impression when walking by this home? Is the yard well-kept and clean? Home buyers are often discriminating in their potential future purchase, and the first thing they see is the exterior of the homes listed with your company.

Utilising a Melbourne outdoor photographer can ensure that your real estate advertisements are of high quality and attractive to potential home buyers. These photos can be the difference between a home viewing and a sale and a buyer that decides to go elsewhere to find his or her perfect home. Here are some tips to help prepare the outdoor photographer to take the best photos of the home your company is showing.

Seasonal concerns

Luckily in Australia, much of the foliage continues to bloom during the winter months. However, if there is a time when certain trees or foliage on the property may be less vibrant, do not take the exterior photo then. A photo with blooming flowers, new leaves on the trees, and fresh green grass will be appealing to those looking for their new home.

Lighting

Obviously taking a photograph at night, unless one is trying to show a nighttime friendly feature like pool lighting or outdoor lighting, is not the best way to showcase a house’s exterior features. There may also be times of day that provide more light than others.

•    Take into account what direction the home is facing and when the yard is most shady (from trees and other plants).
•    Take photos of the house in the morning, afternoon, and the evening, so you can see what photo looks best.
•    Take into consideration the weather – sometimes a house will look better on a cloudy day than on a cloudless day.
•    If possible, make sure the sun is facing the house and is to the back of the photographer.
•    Turn off all interior and exterior lights during daytime photos.

Staging

The best way to ensure curb appeal is to stage the house exterior to look as inviting as possible. You already do staging for the inside of the house, so why not try it for the outside of the house as well? You can do this by putting away any distracting objects such as garbage receptacles, toys, and tools, moving cars away from the house if they do not fit in the garage, and making sure all walkways are clean which means no leaves, grass clippings, or chemical stains.
